| The building interior is designed
with a single large open area on each floor, allowing the owner to partition areas as
required. Restrooms and utility cores are located on the perimeter of the main space
so as not to interfere with flexibility. Tube steel columns are designed to provide
vertical routes for fiber optics and data communication lines. |

The
buildings mechanical and electrical systems incorporate 14 state-of-the-art energy
conservation measures, among these being evaporative chilling and thermal energy
storage. The evaporative chilling system uses cooling towers to remove heat from the
chilled water system directly. When combined with thermal energy storage systems,
the use of evaporative chilling becomes very cost effective over the life cycle. Due
to such energy-efficient measures, the Group received a $35,000 initial rebate from the
local utility company.

The building is divided
into small zones, each with its own thermostat and terminal unit. The temperature within
the small zones is controlled locally. In addition, lighting is controlled by
occupancy sensors with programmable logic. Lighting fixtures are on a ten foot tether
which enables partitions to be relocated with ease. These and other zonal control features
help to facilitate the employee "flex-time" policy as well as layout-changes
necessary to meet the needs of a dynamic high-tech company. |
The compatibility of corporate
philosophies of the Grass Valley Group and Sunseri Construction has fostered an excellent
working relationship. Ken Myers, facilities manager for the Grass Valley Group states, "The

Valley Group has resulted in a facility that sets new standards in our industry."
